The door came out and an insulated wall and window went in, the slab was damp proofed and levelled up to the height of the house floor, and the room was knocked through to the hallway so it reads as part of the house rather than a converted garage.

Aaron Brereton has run Nottingham Landscaping Services since 2016. As it grew it took on joiners, plasterers and electricians, and NBS is what those trades do indoors: garage conversions, run by Aaron, to the standard NLS customers already know.

In every quote
What every conversion includes
Whatever the garage becomes, the building work underneath is the same, and all of it is in the written quote rather than added on afterwards.
Infill wall and window
The garage door comes out and an insulated wall goes in, built to match the house, with a window sized to suit the room rather than whatever fits.
Floor build-up and damp proofing
Garage slabs sit lower than the house floor and are usually laid without a damp proof membrane. We damp proof, insulate and level the floor to meet the house.
Insulation to current regs
Walls, floor and ceiling. A converted garage that has not been insulated properly is a cold room you stop using by November.
Heating and electrics
A radiator on the heating or electric underfloor heating, plus sockets, lighting and switching laid out for how you will use the room.
Drawings and building control
Drawings prepared, the application made, inspections hosted, and the completion certificate in your hand at the end.
Plastered and ready to decorate
We hand it back plastered, with skirting and the door hung. You choose the paint.

What can a garage be turned into?
Most things you would want downstairs: a home office, a home gym, a bedroom, a second living room or snug, a dining room or bigger kitchen, a utility room, or a playroom. The structure of the conversion is much the same each time; what changes is the fit-out, which is why each of those has its own page on this site.
Is it worth converting a small single garage?
Usually. A lot of Nottingham garages were built too narrow for a modern car, so they end up as storage anyway. Even a small single garage makes a good office, gym or utility room, and a typical one has the floor area of a decent double bedroom. We will tell you at the survey if yours is the exception.
Do we have to move out while you work?
No. The work is contained to the garage, the build is usually three to four weeks for a single garage, and we clear up at the end of every day. The noisiest part, taking the garage door out and building the infill wall, comes early in the job.
Do I need an architect before I call you?
No. For a standard garage conversion the drawings, any structural calculations and the building control application are all part of what we do, and they are in the quote rather than bolted on afterwards. An architect is worth involving when you are reshaping the whole house. If yours is one of those we will say so.
Do you do other building work?
Garage conversions are most of what we do, but it is not all of it. If you have other building work in mind, tell us about it and Aaron will tell you straight whether it is a job for us.
